Tell us about your company. Its vision and mission.

The Nitya Capital , based in Houston, TX, is a privately held real estate investment firm that owns and manages ~$2 billion in real estate assets across the US. The firm is vertically integrated to have a deep focus on acquisitions, asset management, and property management. Nitya is focused on the acquisition and management of multifamily, new development, and commercial office and retail assets. Since its inception, we have acquired 20,000+ multifamily units and 1,842 beds (627 units) Class A student housing, 1 million square feet of commercial office, hundreds of single-family homes, and 300k square feet of retail / mixed-use.

With our unique, vertically integrated structure that includes a wholly-owned property management platform, we are able to take an active management approach. We focus on proprietary deal origination and leveraging the latest technology to maximize asset performance, ultimately achieving compelling risk-adjusted returns for our investors.

The firm’s leadership has extensive experience in global real estate and multi-sector investing across the broad risk spectrum, including recessionary environments.

What were the impediments you faced at the time of inception?

We had some additional growing pains in starting out in a growing and changing market but once we honed in our vision, as well as our embracing of new opportunities, we were able to grow and shape ourselves into the kind of organization that truly values both our clients and our employees.

What services do you provide to the customers?

We primarily focus on acquisitions, asset management, and property management.

What qualities make you stand different from others who are already in this field?

We offer a level of full-scale dedication and an artist’s eye when it comes to real estate investments. We also are willing to explore new and exciting technologies, hence our focus on our online crowdfunding platform to help provide investors with the opportunity to connect with new multifamily and commercial office

properties without third party fees. We employ the most refined of strategies, filling our teams with brains that can think on their feet and explore on an imaginative level.

How do you stay updated on the recent trends in the industry?

We keep up to date by steadily following market news, as well as any major news publications that we feel would be informative on the industry. Our dedicated team also makes sure that we are always in the know with big industry changes and updates. We also collaborate with outside sources as well via word-of-mouth when it comes to getting the information we need to generate gainful success in our industry.

What do you find most challenging when you accompany prospective clients on property tours? Why?

We generally find property tours very exciting as they are an opportunity to showcase our product. In terms of a challenge on a tour for clients, it is always difficult to know what a given client is truly looking for. Every client is different, his/her needs and desires and sense of value all vary. Our approach is then to listen well and do our best to understand what a client desires so we can explain how a given property aligns with one’s needs. This challenge is an exciting aspect of property tours and when a transaction closes, there is a great sense of accomplishment and fulfilment.

What qualities do you believe make an excellent real estate agent?

Attention to detail, a strong sense of duty, and love for people. Real estate is all about making connections, big and small. Knowing how to reach out to others and appeal to what interests them really makes a huge difference in the grand scheme of things. You cannot take half-measures when it comes to communication; anything that involves going the extra mile is ultimately worth doing.

How do you plan to attract new clients to your company?

We utilize our careful track record of providing investors with ultimate long-term wealth creation through proven past methods of collaboration. We want to act as

an end-to-end solution for all their real estate investing needs and we look forward to expanding our reach across a global scale.

What are your greatest accomplishments?

We have won several Best Workplaces awards as well as national recognition across the board. We take a great deal of pride in our team, as well as its excellent resilience during the Covid-19 pandemic. We are so pleased and proud to have a voice in the industry and we hope to continue to grow and shape ourselves to become more prominent across the community.

We are working on expanding our website content, exploring new property opportunities, and continuing to emphasize our high-demand online crowdfunding platform. We want to drive investor gains and maximize long-term wealth creation, as well as look for new ways to redefine real estate within the industry.
